Buknari Hotel

The Site

The Buknari Resort is located north of central Batumi, along the main coastal road. It is within 30-40 minutes driving distance to the International Airport and all of Batumi’s key tourism attractions, including the renowned beach promenade. Batumi International Airport provides both scheduled and seasonal international flights, providing easy air connections to key market sources for the proj­ect, within 1 to 1.5 hours flying time. In addition, the international airports of nearby Kutaisi and also Tbilisi, supplement the interna­tional airlift to Batumi, making Buknari Resort a viable all year-round destination. The project site falls within the region of Adjara, well-known in Georgia for its rural heritage and growing tourism industry. The cen­tral portion of the Adjara coastline, where the site is located, is no­table for the gentle, undulating forested hills that lead down to the sea, which provides an idyllic backdrop for the project. A compact 10-hectare site, dominated by the expansive beachfront and enhance sense of enclosure and privacy due to the forest and hillside setting.

 

The Project

The building configuration is governed by the Black Sea views. Its symmetrical pointy, curved plan resembles a mantle ray surfing through the waves. A matrix of inverted balconies envelope the shape of the building, creating uninterrupted array of "modular waves". Perimetral balconies are clad with perforated mesh forming a solid appearance, yet allowing views inside out towards the see. There are 14 stories of apartments, a conference hall and a restaurant on the ground floor. A sky bar and infinity pool are located at the roof top.

 

The Brief

Concept design should be developed for the Apart-Hotel located at the H sector of the Buknari Resort Masterplan of 10ha (cadastral codes 81.03.16.080, 81.03.16.081, 81.03.16.012), whereas the cadas­tral division of the land plots shall be changed according to the final design of the territory.

 

Apart hotel: 6,500-8,000 sq.m for 120 rooms on 12 floors.

70% studios (6-7 per floor)

20% 1-bedroom apartments (2 per floor) (bedroom sizes 12-13 sqm)

10% 2-bedroom apartments (1 per floor) (bedroom sizes 12-13 sqm)

 

The hotel shall include:

ground floor function/ ball room transforming into breakfast

a roof terrace lounge/ restaurant for evening sessions

a swimming pool 8x20m; a small GYM (30sq.m)

Spa with small sauna and massage rooms

Small indoor car park + larger outdoor

 

Architecture Guidelines

The architectural style of the building should be coordinated with the overall architectural design guidelines of the Masterplan. It's proportion and orientation shall be developed in line with the Stan­dard Development Plan GRG of the Masterplan.

 

Development Strategy / Phasing

The structure of the building shall be developed as a holistic super­structure, made of reinforced concrete, including all internal parti­tions. The aim is to have the building ready for cladding only, includ­ing the external envelope and interior spaces.

The building shall be two phase construction: Phase 1 - structural skeleton; Phase 2 - facade cladding
