The project is conceived as a mixed-use coastal residential development situated on a 20,000 m² site in the centre of Gelendzhik Bay. The masterplan combines private residential accommodation with a public leisure and entertainment programme, creating a layered urban environment that balances exclusivity with accessibility.
The residential component includes an apart-hotel, beachfront villas with private access to the sea, and larger villas positioned within landscaped plots facing the adjacent tree park. The site is organised to maximise views towards both the bay and the surrounding mountain landscape while maintaining a strong relationship with the waterfront.
A central entertainment zone divides the development into distinct public and private sectors. This zone accommodates a football pitch, tennis courts, an archery club, aqua-park, yachting club, and floating restaurant, establishing the project as a recreational destination for both residents and visitors. The arrangement allows public use of shared amenities while preserving the privacy and security of the residential condominiums.
The masterplan is structured around a 30 × 30 metre grid, providing a rational and flexible urban framework. Within this system, residential blocks are developed as 15 metre-wide structures containing between one and five apartments per floor. The circular geometry of the residential towers enables a high degree of adaptability, allowing floor plates to be subdivided, sold, or rented in multiple configurations ranging from 9 metre-wide units to entire floors.
Internal circulation and servicing are consolidated within the core of each building, ensuring uninterrupted panoramic views along the perimeter of the apartments. This configuration maximises visual connections to both the sea and the mountains while improving spatial flexibility and natural lighting.
For security, permeability, and environmental performance, the residential buildings are elevated six metres above ground level on structural columns. This creates open public space beneath the buildings, maintains visual continuity across the site, and provides direct visibility towards entrance points and circulation areas.
